10 Steps to Buying a Home in Maine!

Step #1 - Decide if you want a Buyer’s Agent

We hear these questions all the time....but here is the truth about Buyer Agency in Maine!

If you choose not to have a buyer’s agent represent you, the broker will not be able to give you advice, investigate or inspect anything for you or even verify the accuracy of any statements or documents. They will not be bound to keep all information you share with them confidential. They will not be able to advise you on what to offer, what inspections to do or any negotiating strategy. They will be able to write the offer, but aren't you going to want someone to answer your questions?  Do you know how to decide what investigations to do?  Do you know what contingencies to add?  Do you know how to choose a closing date?  How do you decide what to offer?  A buyer's agent will help you with all that and more!  What is that worth to you? What if you could have all the benefit of a Buyer's agent for free?

On almost all (there are a few exceptions) properties that are listed in the Maine MLS, the seller has agreed to pay a commission.  The amount the seller pays toward commission is set when they list, not when you make an offer.  If the buyer has an agent represent them, the commission is split between the listing agent and the buyer's agent.  If you don't use a buyer's agent, it just means that the listing agent gets the whole commission and the buyer does not have anyone looking out for them.  You can have a Buyer's Agent represent you, and the seller pays for it!  Why wouldn't you use a buyer's agent?
