WHAT ABOUT DAYS ON THE MARKET?

If you are considering selling your property
or if you have your property on the market...
 you should know about Days on the Market.


Do you know the average DOM (days on market) in your area? 

The amount of time it takes property to sell varies from area to area so the amount of time it usually takes to sell in Androscoggin County is different from the amount of time it usually take to sell in Oxford County.   In 2011 the average time a residential property spent on the market before it sold in Androscoggin County was 127 days.  In Oxford County the average time was 196 days.  That is a 2 month difference!


Do you know the average DOM in your area for the Real Estate Agent you are considering or who has your property listed?  

There are a lot of factors that go into the amount of time a home spends on the market. The condition of the property, staging, location and pricing are a few factors that could make a difference.   Obviously you can't change the location of your property, but a good Real Estate agent will advise you of what you can do to get your property sold in the least amount of time.  

Why is selling quickly so important?

Fresh inventory sells for Top Dollar...stale inventory gets discounted.  The longer a property sits on the market, the better the chances of having to reduce the price to get an offer.  If buyers see that a property has been on the market longer than other properties, they start to think something must be wrong with it.  After all, if is was such a good deal, someone else would have purchased it.

FUN FACTS ABOUT MAINE REAL ESTATE IN 2011

Since 2011 is coming to an end, we thought we would share some fun facts about the Maine real estate market this past year! 


State of Maine

10,888 residential properties have sold so far this year.

The average sale price of those properties was $206,709.
The highest price a Maine residential property sold for in 2011 was $12,250,000!
(It sold in 193 days.)

The average time the homes spent on the market was 152 days.
The longest time one of these properties spent on the market before it sold was 1,954 days...
 That's over 5 years!  (It was listed in 2006.)



Androscoggin County

680 residential properties have sold in Androscoggin County so far this year.

The average sale price of those properties was $130,271.
The highest sale price was $510,000 for a waterfront property in Poland.

The average time they spent on the market was 129 days.
Fontaine Family Teams average time on market for Androscoggin County is 99 days!


Cumberland County

2,884 residential properties have sold in Cumberland County so far in 2011.

The average sale price of those properties was $268,182. 
 (More than double the average sale price in Androscoggin County)
The highest sale price was $4,200,000.
30 residential properties sold for over $1,000,000.

The average time homes that sold spent on the market was 113 days.



Kennebec County

888 residential properties have sold in Kennebec County so far this year.

The average sale price for these properties was $143,860.
The highest sale price was $863,000.  It was on the market for 1,038 days - almost 3 years!

The average time residential properties spent on the market before they sold was 151 days.


Oxford County

463 residential properties have sold in Oxford County year to date.

The average sale price of the sold homes was $153,013. 
The highest sale price was $1,015,000 for a waterfront home in Oxford on over 5 acres. 
It sold in 83 days!

The average time these properties spent on the market was 193 days.


Sagadahoc County

290 residential properties have sold in Sagadahoc County so far this year.

The average sale price of those properties was $183,700.
The highest sale price was $945,000 for a waterfront home in West Bath that sold in 16 days!

The average time residential properties spent on the market before they sold was 114 days. 



Here's hoping for a strong finish to 2011!

In 2010, 905 residential properties sold in Maine during the month of November
 at an average sale price of $218,345 in an average of 161 days.

This November 998 residential properties sold at an average sale price of $211,249
in an average of 154 days.
